family in front of home soldAccording to data reported by the Connecticut Multiple Listing Service (CTMLS) the average median list price of New Haven houses listed during December was $$11,900 a  21.4% decrease from this time last year of $152,450.

This was due to the number of distressed properties that were put on the market.  

The average median sold price for the month of December was $141,000 a decrease of 10.5% from last year of $157,500 and a 6.4% decrease over last month of $150,000..

CTMLS statistics shows that homes are selling faster once they hit the market.

In December of last year, most homes stayed on the market an average of 74 days. In December of this year, single-family homes had an average market time of 65 days.

Condos are selling at an a little slower pace. This year’s average market time for December is 93 days. This is a increase of 16.2% from last year’s 80 days on the market.

For the month of December the average median list price for condominiums and townhouses was $86,450 an increase of 1.8% over December 2015 of $84,900. The average median sold price for the month of December was $125,000 a decrease of 3.9% from this time last year of $130,000.

35 homes sold in New Haven during the month of December which is 7 more than the 28 that sold in November 2016 and 8 more than the 27 sold in December 2015.

In the month of December 33 new residential listings hit the market.  There were 33 New Haven homes that went under contract in December 2016.
