According to data reported by the Connecticut Multiple Listing Service (CTMLS) the average median list price of Branford houses listed during December was $339,900 a 5.6% decrease from this time last year of $360,000.
One thing to highlight in this report is the average median sold price for the month of December was $327,50 an increase of 4% over last year of $315,000.

Twenty homes sold in Branford during December which is three more that sold in November 2016 and four more than in December 2015.
In the month of December, 20 new residential listings hit the market. There were 21 Branford homes that went under contract in December 2016 which represents 18% of the overall available inventory of 117 homes.
Condos are selling at a little slower rate year over year. This year’s average market time for the month of December is 79 days. This is an increase of 64.6% from last year’s 48 days on the market.
In December the average median list price for condominiums and townhouses was $140,000 a decrease of 31.6% over December 2015 of $204,700. The average median sold price for the month of December was $135,000 an increase of 8.5% from this time last year.
